Special limits apply regardless of the contents limit

Most commercial property policies cap recovery on particular classes — jewelry, furs, firearms, fine art, precious metals, stamps and money — at a sub-limit that applies whatever the overall contents limit is. The cap frequently sits well below the actual value held. Identifying that such property exists, and separating it on the schedule rather than folding it into general contents, is what allows the sub-limit question to be addressed at all. Property aggregated into a category total simply disappears into the schedule.

Individual documentation, not category counts

Specialty property is documented item by item: maker, model, serial or hallmark, materials, dimensions, condition and any inscription or edition marking. Firearms carry serial numbers and are subject to handling and transfer rules that govern how they may be stored and disposed of. Jewelry is recorded by metal, stone, weight and setting. Artwork is recorded by artist, medium, dimensions and edition. Photography is close and detailed, because the identifying features are small and a general room photograph captures none of them.

Provenance changes value more than condition does

For collectibles and artwork, documented history — purchase records, certificates, prior appraisals, exhibition or auction history — frequently affects value more than physical condition. Where provenance documentation was itself lost, that loss is worth recording, because an item without provenance prices differently from the same item with it. Consultants record what documentation exists and what was destroyed rather than assuming either. Where a certificate or prior appraisal was destroyed with the property, recording that loss explains a valuation that would otherwise look unsupported.

Comparable sales, researched by class

Specialty property prices against auction results and dealer markets specific to its class, not against catalogue replacement. Research identifies comparable sales of similar items in similar condition within a relevant timeframe. Where the market is thin or the item unusual, the research records that uncertainty rather than producing a false precision. Each figure carries its comparable and source so it can be reviewed. Auction results, dealer listings and recorded private sales each carry different weight depending on the class, and the research records which was used.
